What Annapolis Does to Concrete

  • Salt air attacks reinforcement.Chloride in the air near the water works through porous concrete and rusts the rebar inside. Rusting steel expands, and expanding steel cracks the slab from within. You see it as rust staining and then spalling flakes lifting off the concrete surface. The fix is not exotic: low-permeability mix, adequate concrete cover over the steel, and a sealer maintained on schedule. It just has to be specified up front, and on a lot of Annapolis jobs it never was.
  • High water tables ruin base prep.In parts of Eastport, Bay Ridge, Annapolis Roads, and Hillsmere Shores, you hit water quickly. A stone base that stays saturated does not stay compacted, and a slab on a soft base cracks and settles no matter how good the concrete pouring was. Drainage design has to come first here.
  • Tidal flooding is a real design input.City Dock and the low blocks around it flood on high tides and hard rains, independent of any storm. If your property sits in that zone, pitch, elevation, and joint placement all change.
  • Historic district review.The Historic Preservation Commission has a say in what is visible from the street in the historic district. We are used to that process and can supply the finish, color, and material detail your application needs.
  • Access is genuinely difficult.Downtown Annapolis and older Eastport streets were laid out for carriages. Some of these jobs are buggy-and-wheelbarrow work from a truck parked a block away. We price that honestly instead of showing up, discovering it, and asking for more.
